Resin bound driveway laid across the full frontage of a Potters Bar bungalow

Resin Bound DrivewaysPotters Bar & North LondonSmooth, Permeable, Built to Last

A resin bound driveway gives you a smooth, weed-free surface that drains rainwater properly and stops cracking or sinking under a car's weight. John Quinn's team preps the ground correctly first, so the finish stays flat and stable for years rather than needing patching within a season.

Overview

What Resin Bound Surfacing Is

Resin bound surfacing is a mix of natural aggregate stone bound with a clear resin, trowelled over a solid, permeable sub-base to create a smooth, seamless finish. Unlike loose gravel, nothing moves underfoot or under a tyre. It's laid flat, cures hard, and lets water pass straight through it into the ground below rather than pooling on top.

It suits homeowners replacing a cracked concrete or tarmac driveway, anyone wanting a modern finish that doesn't need weeding or re-sanding, and properties where surface water drainage rules matter; most driveway extensions in Hertfordshire and north London now need a permeable surface unless water is directed to a soakaway or garden. It also works well for paths, patios edges and pool surrounds.

The finish only performs as well as the ground beneath it. A resin layer poured over old, cracked tarmac or a poorly compacted sub-base will crack and move with it. Getting the excavation depth, drainage and compaction right before resin ever goes down is what separates a driveway that lasts fifteen years from one that fails in two.

Permeable by design

Water drains through the surface into a stone sub-base rather than running off, which helps meet local drainage requirements for hard standing.

No loose stone

Aggregate is fully bound in resin so nothing scatters, tracks into the house, or needs raking and topping up like gravel.

Wide colour range

Aggregate blends come in a range of natural stone tones so the finish can match brickwork, render or a client's exact preference.

What happens if it waits

Where Resin Driveways Go Wrong

Most resin driveway failures aren't a resin problem; they're a preparation problem. Cheap installers skip excavation depth, skimp on sub-base compaction, or lay resin straight over old tarmac to save a day's labour. The cracks, dips and colour patches that follow usually show up within the first year or two of freeze-thaw cycles and daily traffic.

Cracking and movement

A thin or poorly compacted sub-base flexes under vehicle weight, and the rigid resin surface cracks along the stress lines rather than absorbing the movement.

Standing water

Incorrect falls or a sub-base that isn't sufficiently permeable stop water draining as intended, leaving puddles that ice over in winter and slowly break the surface down.

Patchy curing

Mixing resin and aggregate in the wrong ratio, or applying it in unsuitable temperatures or damp conditions, leaves cloudy patches, uneven texture or areas that never fully harden.

Common mistakes we get called out to fix

  • Laying resin directly over existing cracked tarmac or concrete without proper excavation
  • Using a shallow or poorly compacted MOT Type 3 sub-base
  • Ignoring falls and levels so water has nowhere to run
  • Mixing resin batches inconsistently, causing visible colour banding
  • Working in rain, frost or excessive heat outside the resin's working window
  • Skipping a proper edge restraint, so the surface creeps and breaks at the boundary

Our process

How the job
actually runs

The same sequence on every job, with one point of contact from the first site visit to the final sweep down.

  1. 01

    Site visit and assessment

We inspect existing surfacing, check falls, drainage routes and access, then measure up to quote accurately for the job in front of us.

  2. 02

    Excavation

Old surfacing and enough depth of ground is dug out to fit a proper sub-base, usually 100-150mm depending on ground conditions and traffic use.

  3. 03

    Sub-base and compaction

A permeable MOT Type 3 stone sub-base is laid in layers and compacted with a vibrating plate to give a stable, well-drained foundation.

  4. 04

    Edging and falls

Edge restraints are fixed to hold the resin's boundary, and falls are set so surface water runs to the right point rather than sitting on top.

  5. 05

    Resin mixing and laying

Aggregate and resin are mixed to the correct ratio in a forced-action mixer, then trowelled by hand to an even 15-18mm depth across the whole area.

  6. 06

    Curing and inspection

The surface is left to cure, typically walkable within hours and ready for vehicles after a day or two, then checked for consistency and drainage.

Benefits

What you get for
the money you spend

Laid in days, not weeks

Most domestic resin driveways are excavated, prepped and surfaced within two to four days depending on size and ground conditions.

Built for the long haul

Correctly compacted sub-base and UV-stable resin resist cracking, fading and frost damage far longer than budget tarmac patch jobs.

Avoids costly repairs later

Getting drainage and compaction right the first time avoids the dig-up-and-redo bills that follow a driveway that was never prepped properly.

Consistent finish across the job

Hand-trowelled application and correctly mixed batches mean no colour banding, no rough patches, no soft spots underfoot.

Genuinely permeable

Water drains through the surface and sub-base rather than pooling, reducing ice risk in winter and helping meet SuDS drainage expectations.

Suds resin system

We install using the Suds resin system, laid to a SuDS-compliant, permeable build-up, with drainage, existing base and ground conditions assessed on every site.

10-year workmanship guarantee

Our workmanship is covered for 10 years, and where applicable the Suds resin system carries the relevant manufacturer's guarantee subject to their terms.

One team, start to finish

The same crew handles excavation, drainage and resin laying, so there's no gap between groundwork and surfacing where standards slip.

In detail

Materials, Methods and Choosing the Right Job

Resin bound work covers more ground than a single driveway finish. The right approach depends on the aggregate chosen, the ground it's going over, and whether the job is a quiet residential drive or a busier access route.

Aggregate and resin choice

Natural stone aggregates such as quartz, granite, limestone or gravel blends each bring a different colour, texture and light reflectivity. Lighter aggregates show a cleaner look but can show tyre marks or dirt more visibly than darker mid-tone blends, which tend to be the practical choice for daily-use driveways.

UV-stable resin is essential for anything outdoors and in direct sun; a non-UV-stable resin will yellow within months. We only use resins rated for exterior driveway use, matched to the aggregate size so the mix binds evenly without resin pooling or aggregate showing through thin.

Sub-base depth and ground conditions

Depth isn't one-size-fits-all. A pedestrian path might need 50-75mm of compacted sub-base, while a driveway taking daily car traffic needs closer to 100-150mm, and heavier vehicle access more again. Clay-heavy ground that holds water needs extra thought around drainage routing before any sub-base goes down.

Where an existing concrete base is sound, flat and free of major cracking, resin can sometimes be laid directly onto it with a bonding primer, saving excavation cost. Where it's cracked or uneven, that shortcut just transfers the same defects straight through to the new surface, so it gets dug out instead.

Driveways versus paths, patios and pool surrounds

Driveway resin needs a higher-spec sub-base to handle vehicle load and repeated point loading from tyres turning on the surface. Paths and patio areas carry only foot traffic, so the sub-base can be shallower, though drainage falls still matter just as much to stop puddling near doorways.

Pool surrounds and areas prone to standing water need extra attention to slip resistance and fall direction; resin can be finished with a slightly coarser texture in these spots without changing the overall look of the job.

Residential and light commercial use

Most of our resin work is domestic driveways and garden paths around Potters Bar, Brookmans Park and the wider Hertfordshire and north London area. The same principles apply to light commercial forecourts, shop frontages or communal access paths, just with a heavier-duty sub-base spec to handle higher footfall or occasional vehicle access.

For commercial or shared driveways, we also look at how the surface ties into existing drainage infrastructure and boundary edges, since these jobs often sit alongside block paving, kerbing or existing tarmac that needs a clean, durable junction with the new resin area.

Common questions

Answers before
you call

How much does a resin bound driveway cost?
It depends on the area size, existing surface condition, excavation depth needed and drainage requirements. We assess this properly at a site visit rather than quoting blind over the phone, so the figure reflects the actual ground conditions on your driveway.
How long does installation take?
A typical domestic driveway takes two to four days from excavation to a fully cured, drivable surface, depending on size, weather and how much old surfacing needs removing first.
Is resin bound surfacing permeable?
Yes, when installed correctly. Water passes through the resin-bound stone layer into a permeable sub-base beneath, rather than running off the surface, which is why it's often chosen to meet local drainage rules for new hard standing.
How long does a resin driveway last?
With correct sub-base preparation and UV-stable resin, a resin bound driveway typically performs well for well over a decade. Lifespan depends heavily on how well the ground was prepared before laying, not just the resin itself.
Does it need much maintenance?
Very little. An occasional pressure wash or sweep to clear leaves and debris keeps it looking right. There's no re-sanding or weeding required like with gravel or block paving joints.
Can resin be laid over my existing driveway?
Sometimes, if the existing concrete or tarmac base is sound, flat and free of significant cracking. If it's cracked or uneven, we'll usually recommend excavating properly so those defects don't transfer through to the new surface.
Do you work in Brookmans Park, Cuffley and Hadley Wood?
Yes, alongside Potters Bar we regularly cover Brookmans Park, Cuffley, Hadley Wood, Cockfosters, Totteridge, Whetstone, Mill Hill and Barnet for resin driveway and groundwork projects.
Can I get a quote outside normal office hours?
Yes, we're available 24 hours a day, seven days a week to take a call and arrange a site visit, whether that's for an urgent groundwork issue or planning a driveway project in advance.
What colours are available?
We work with a range of natural stone aggregate blends from light buff and cream tones through to darker granite and charcoal mixes, so the finish can match brickwork, render or your own preference.
Will it crack like my old concrete driveway did?
Not if the sub-base is excavated to the right depth and properly compacted before resin goes down. Most cracking on resin driveways traces back to shortcuts taken in ground preparation, which is where we spend the bulk of our time on every job.
